Residential Roof Inspections

There are many reasons that our clients decide o have a roof inspection performed. A common reason is if they are purchasing a home and want to know the state of the roof. Another reason is for insurance purposes, they need details and supporting documentation of their roof damage. Which type of roof inspection?

There are a number of different types of roof inspections and we offer all of them. Which type of roofing system you have will depend on the type of inspection that will be most effective. There are two main types of roof inspections, a visual inspection and an infrared scan inspection.

Visual Inspection

A visual roof inspection is just that- a visual inspection of your roof. A registered roofing contractor will walk over the entire roof to look at, photograph, and note areas of concern on a roof sketch or if one is available – a roof plan. Experienced contractors will be able to evaluate the roofs deficiencies and note the less obvious areas that could possibly cause future problems. With areas like that, you will be advised that a follow up and maintenance may be required.

After a visual inspection is performed a report is provided to you with recommendations on if, where and how your roof should be repaired. The roof plan or sketch can be included in the report to advise where and how often the deficiencies occur. If requested we will develop a specific corrective action plan for your roof ensuring it is at a serviceable warranty compliant state.

Periodic visual inspections and proper repairs made to deficient conditions can greatly increase the service life of any roofing system. The cost of a visual roof inspection compared to the cost to replace a roof, or a portion of it prematurely, proves an inspection to be a wise investment.

Infrared Scan Inspection

An infrared roof scan takes a traditional roof inspection or estimate to an entirely new level. It provides you with accuracy that could never be achieved using traditional roofing methods like a walk-on inspection.

Using Infrared Imaging Technology roof inspectors can climb on your roof and “image” subsurface moisture. Meaning an infrared scan can allow you to see what your eyes just literally cannot. You can see through to between the layers of your roof and determine where your moisture is going and where it is coming from.

A common roofing issue arises when there is a roof leak but the moisture that is causing the roof leak cannot be seen because it is located between layers of your roof. Subsurface moisture can lead to damaging mould, insect, animal entry, and leaks.

An infrared or thermal scan inspection allows us to visually see and track the path of your roofs moisture from its origin to its manifest - your roof problem will be eliminated with no guesswork involved.
